Bawtrys Estate Management are delighted to open the year, as the chosen agent to support the residents of Apsley Quay.



Apsley Quay, is a 170 Apartment complex boasting canal side views, in the former industrial buildings set in strategic flood zone as a consequence of the adjacent River Bulbourne.


Formed as two large courtyard blocks and stepped from three to five storeys, the development marks a new era in which residents are no longer willing to accept anything less than good, transparent block management.


This Bellway Homes Estate architecture is inspired by traditional brick industrial buildings that typically line the waterside.



The estate operates through a single Resident management function responsible for the common area managament of 170 Apartments over two blocks, which include (but not limited to) Solar Panels, Lifts, Fire Equipment, EV Chargers, Vehicle Gate Roller Shutters, a comprehensive entry system (GSM), a vast number of entrances and hallways including two podium central courtyards, and two large external and under croft carparks.


The change of block managers follows years of poor management under a different agent, which left them in a challenging situation aggravated by poor cash-flow management


Over the coming years, backed by a willingness to establish a long term relationship with our appointed clients, our primary objective is to maintain and enhance service standards across the development, supported by close communication and collaboration with your Company’s resident Directors. 



Since our appointment, we have been working closely with the Directors to establish a structured recovery plan for the first year of management, while reviewing existing services and addressing ongoing issues. Our immediate focus has been on improving service delivery, particularly in relation to visual services, fire safety compliance, financial management, and bookkeeping.
