Property Spotlight – An Art Deco Residential Apartment Block of Flats in Hampstead.

Today's property spotlight focuses on the external renovation of an Art Deco Apartment Block under full management with Bawtrys Estate Management in West Hampstead, NW6.





We specifically focus on our clients plans to bring back the original 1930’s Art Deco characteristics and features lost over years of poor management along with the successes and achievements since management commenced under our umbrella. To ensure appropriate funding was in place without drastic increases in service charges the client focuses on renovating the property over years rather than one single set of works. 


Located in the London Borough of Camden within the bustling streets of West Hampstead located within the southern section of West End Lane is an Art Deco Apartment block of flats containing 41 units. It is located just a stone's throw from the area's unique shops, restaurants, cafes and bakeries located at the northern end of West End Lane. 


Following the handover of property records from the previous managing agent, we focused on finding ground without hast. Within the opening weeks of management, we had corrected and replaced the internal emergency lighting which had failed at various locations within the communal areas, coordinated the installation of electric charge points for the residents use, overhauled the leaking flat roof and through our due diligence following the handover of the development paperwork, we secured a gas refund of £6,245.93 which had been previously overpaid by previous managing agents.


Challenged with years of neglect, the first major works offering part of a staged renovation was the balcony render replacement including the installation of balcony rails. The rendering product used was K Render. The balcony rails were of 316 grade steel offering the highest level of corrosion resistance.
